Here’s What’s Happening

We just received the market numbers from Charles Richardson, Senior Vice President, West Central Florida, for Pinellas County.  Coldwell Banker continues to lead in market share in both the regular market and the Luxury Market.

Our inventory continues to increase from this time last year, as foreclosures and short sales decrease in Pinellas County.

Below are the numbers for the Beach Lifestyles market area of Clearwater Beach, Island Estates, Sand Key and Belleair Beach.

Single Family

May Market Numbers Single Family

In our market, listings were down from last month, while foreclosures and short sales remained the same.  Sales were up, with no foreclosure or short sales closing for the second month in a row.


May Market Numbers Condo

In the condo market our listings were down, while foreclosures and shorts sales remaining the same.  For the second month, sales have declined, with a decrease in closed short sales and slight increase in closed foreclosures.

The Beach Lifestyle area is not following what is happening in the rest of Pinellas County.  We are seeing a slight decrease in active listings, which is still making it a seller’s market in the under $500,000 price point.  We are still seeing a large inventory in the upper end, which is making that market a buyer’s market.
